• The total price for your stay will be clearly shown at the time of booking.
• An initial payment (deposit or part-payment) is required to secure the booking. The amount will be clearly shown at the time of booking.
• The remaining balance must be paid before arrival, by the due date stated in your booking confirmation.
• A security deposit of £100 is required for all bookings.

Payments must be made using the payment option offered at the time of booking (for example, online checkout or bank transfer).

The £100 security deposit will be refunded within 2 days of departure, subject to a property inspection.

Deductions may be made for:

• Damage to the property or its contents (beyond normal wear and tear)
• Missing items
• Excessive cleaning required

If any deductions are made, we will inform you.

• If you cancel within 42 days of your arrival date, you will receive a 50% refund of the total accommodation cost.
• No refunds are given for early departure or no-shows.

We strongly recommend taking out suitable travel insurance.

• The property is let as short-term holiday accommodation only and must not be used as a primary residence.
• The property may only be used for lawful holiday purposes.
• Guests must respect the property, neighbours, and local area.
• Any damage or maintenance issues must be reported as soon as possible.

The Guest is responsible for any damage, breakages, or loss caused during the stay, beyond normal wear and tear.

• The maximum number of guests permitted is stated in the booking confirmation.
• Only guests named on the booking may stay overnight.
• Parties or events are not permitted unless agreed in writing in advance.

Check-in and check-out times will be provided before arrival and must be followed unless agreed in advance.

Guests agree to follow the house rules provided, including:

• No smoking inside the property
• No pets unless agreed in writing
• Respect quiet hours
• Leave the property clean and tidy

Failure to follow the house rules may result in the stay being ended without refund.

• Guests stay at the property at their own risk.
• Short Stays Holidays is not responsible for accidents, injuries, or loss of personal belongings during the stay.
• We are not liable for temporary interruptions to utilities or services beyond our reasonable control.

Nothing in these terms limits or excludes liability where this is not permitted under UK law.

We are not responsible for cancellations, delays, or disruptions caused by events beyond our reasonable control, including but not limited to extreme weather, government restrictions, or utility failures.

Guests are advised to arrange suitable travel insurance to cover cancellations, accidents, and personal belongings.

These terms are governed by the laws of England and Wales, and the courts of England and Wales shall have exclusive jurisdiction.

These terms form the entire agreement between you and Short Stays Holidays and replace any previous discussions or agreements.
